This paper analyzes the production of apartment buildings for the middle-income segment in the city of So Paulo, Brazil, from a historical perspective. Tracing the response to the occupants` needs, the focus is on family profiles and their demands, the relationship between architectural design and marketing, and satisfaction levels of current users. The paper begins with a brief historical overview of how apartment buildings have evolved over the past eight decades, highlighting the consolidation of the tripartite model. Next, it analyzes family profiles and their current needs, which would call for a redesign of domestic space. From a different angle, it shows how the real-estate market reacts to this situation, namely by introducing minor changes in the domestic space that are closely linked to major investments in marketing. This leads to a discussion on the quality of recent architectural designs in light of Post-Occupancy Evaluation (POE) case studies, which corroborate the tendencies previously outlined. The conclusions drawn from the POEs suggest that the market should establish a closer and deeper relationship between the assessment of the human behavior in the domestic space and the architectural quality of homes as a means of increasing satisfaction levels and improving design performance.

Partindo-se da hipótese da necessidade de haver uma relação entre o atual projeto de moradia e os hábitos domésticos contemporâneos, o objetivo deste trabalho é investigar o projeto de espaços habitáveis de apartamentos em São Paulo, avaliando-se a compatibilidade entre sua configuração tipológica e as transformações do uso da habitação, ocorridas nas últimas décadas do século 20 – aqui observadas a dinâmica e contínua alteração tipológica dos arranjos familiares e a invasão de novas tecnologias ao espaço doméstico. Esta Tese de Doutorado é o resultado de uma pesquisa sobre a utilização das esquadrias de alumínio em edifícios de apartamentos, padrão médio-alto, na Cidade de São Paulo. Trata da análise dos critérios de escolha das esquadrias de alumínio para uso nas edificações categorizadas acima, considerando todas as etapas pertinentes ao processo de adoção destes componentes, incluindo: seleção dos materiais; especificação técnica; comercialização; fabricação e instalação. Desde as últimas décadas do século XX o tema da reabilitação de edifícios antigos para o uso habitacional passa a ser corrente em algumas cidades brasileiras. Em São Paulo, por exemplo, o tema se insere no contexto da reabilitação do centro da cidade como maneira de reintrodução do uso habitacional no local, sendo que ações públicas e privadas estão sendo desenvolvidas. Porém edifícios antigos foram construídos segundo tecnologias e regulamentos conhecidos e aplicados e os modos de vida à época de sua construção. Sempre as questões legais e normativas atuais devem ser verificadas no seu atendimento, ou as possibilidades de atualização dos sistemas e equipamentos dos edifícios a serem reabilitados. Essa tese de doutorado tem como principal objetivo verificar em que medida o desenho dos edifícios de apartamentos paulistanos e a ação de agentes imobiliários oriundos de São Paulo constituem referência para a produção imobiliária de outras regiões do país e influenciam na verticalização urbana atual. Indoor climate was assessed in an apartment in Isehara City, Kanagawa Prefecture, Japan, by use of a fungal index. The index represents the environmental (climate) capacity to allow fungal growth; it is determined by measuring the growth rate of a biosensor fungus, Eurotium herbariorum J-183. Differences in climate among various parts of the apartment (microclimate) and its changes could be clarified by using the index. The index in the entire apartment was high in summer, low in winter, and intermediate in spring and autumn. According to the part of the apartment, the index was high in water-associated areas and cool areas. This high fungal index in cool areas was caused by the air at the same absolute humidity showing an increase in the relative humidity with a decrease in temperature. Fungal contamination rapidly progressed in areas with a high fungal index in this apartment. A correlation was observed between the fungal index and fungal contamination. Therefore, areas susceptible to fungal contamination can be estimated by use of the fungal index.

The research was designed to validate procedures to teach apartment upkeep skills to severely handicapped clients with various categorical disabilities. Methodological features of this research included performance comparisons between general and specific task analyses, effect of an impasse correction baseline procedure, social validation of training goals, natural environment assessments and contingencies, as well as long-term follow-up. Subjects were taught to perform upkeep responses on their air conditioner-heating unit, electric range, refrigerator, and electrical appliances within the context of a multiple-probe across subjects experimental design. The results showed acquisition, long-term maintenance, and generalization of the upkeep skills to a nontraining apartment. General task analyses were recommended for assessment and specific task analyses for training. The impasse correction procedure generally did not produce acquisition.

Performance on a novel, virtual reality (VR) assessment of medication management skills, the Virtual Reality Apartment Medication Management Assessment (VRAMMA), was investigated in 25 patients with schizophrenia and 18 matched healthy controls. The VRAMMA is a virtual 4-room apartment consisting of a living room with an interactive clock and TV, a bedroom, a kitchen, and a bathroom with an interactive medicine cabinet. After an exploratory phase, participants were given a mock prescription regimen to be taken 15 minutes later from pill bottles located in the medicine cabinet in the bathroom of the virtual environment. The VRAMMA was administered with a validated measure of medication management skills, several neurocognitive tests, and a symptom scale. Results revealed that (1) schizophrenic patients made significantly more quantitative errors in the number of pills taken, were less accurate at taking the prescribed medications at the designated time, and checked the interactive clock less frequently than healthy controls; (2) in patients with schizophrenia, there was significant agreement in classification of adherence vs nonadherence between a validated measure of medication management skills and the VRAMMA; and (3) in patients with schizophrenia...

From May to June 2012, a waterborne outbreak of 124 cases of cryptosporidiosis occurred in the plumbing systems of an older high-rise apartment complex in Seoul, Republic of Korea. The residents of this apartment complex had symptoms of watery diarrhea and vomiting. Tap water samples in the apartment complex and its adjacent buildings were collected and tested for 57 parameters under the Korean Drinking Water Standards and for additional 11 microbiological parameters. The microbiological parameters included total colony counts, Clostridium perfringens, Enterococcus, fecal streptococcus, Salmonella, Shigella, Pseudomonas aeruginosa, Cryptosporidium oocysts, Giardia cysts, total culturable viruses, and Norovirus. While the tap water samples of the adjacent buildings complied with the Korean Drinking Water Standards for all parameters, fecal bacteria and Cryptosporidium oocysts were detected in the tap water samples of the outbreak apartment complex. It turned out that the agent of the disease was Cryptosporidium parvum. The drinking water was polluted with sewage from a septic tank in the apartment complex. To remove C. parvum oocysts, we conducted physical processes of cleaning the water storage tanks, flushing the indoor pipes, and replacing old pipes with new ones. Finally we restored the clean drinking water to the apartment complex after identification of no oocysts.

Bed bugs, Cimex lectularius L. (Hemiptera: Cimicidae), are a fast-growing urban pest of significant public health importance in the United States and many other countries. Yet, there is very little field research on the ecology of this pest due to its near absence in the United States and most developed nations for several decades. We investigated characteristics of the bed bug infestation and dispersal in a 223-unit high-rise apartment building through visual inspections, intercepting devices, and resident and staff interviews between December 2008 and April 2009. The following results were obtained: 1) 101 apartments (45% of the high-rise building complex) experienced bed bug infestations (within 41 mo of the first confirmed introduction), 2) 78% of the bed bugs trapped were nymphs, 3) an average of six bed bugs were detected dispersing through apartment entry doors every 4 wk, 4) adult bed bugs were 9 times more likely to disperse than nymphs, 5) 53% of apartments adjacent to infested apartments also were infested, and 6) 50% of the interviewed residents who had infestations were unaware of the bed bugs in their apartments. As globalization proceeds, transnational property development is increasing. Especially in emerging markets, foreign developers’ influence in changing the local landscape is becoming significant. In this research, the behavioral patterns of foreign developers in the apartment market of Ho Chi Minh City, Vietnam were identified. To understand the dynamics of foreign developers, the types of products that were being created, where the investments were located, and the differences in development strategies adopted by foreign developers in comparison to domestic counterparts were identified. To accomplish this, data on apartment projects and statistics were collected, and a series of spatial analyses including sieve mapping, histogram analysis, factor analysis and logistic regression was conducted. In addition, closer examination was made of specific cases to understand the dynamics among foreign and domestic developers, also allowing the identification of some regularities in the patterns of foreign developments. Besides presenting detailed results, this paper also seeks to account for the conditions that appear to have generated these patterns and characteristics.

This case study, which describes the residential Lithuanian energy efficiency (EE) program and lessons learned, was prepared in support of the Energy Sector Management Assistance Program (ESMAP)-funded technical assistance activity Scaling Up of Energy Efficiency in Building in the Western Balkans. During the first period (1996-2004), the World Bank- and donor-funded Energy Efficiency Housing Pilot Project was implemented around investments of US$28.6 million. In addition, technical assistance (TA) was included to facilitate energy auditor market development, establish centers to provide legal advice to homeowner associations (HOAs), train bank officials, and develop a housing agency to further promote EE investments in the residential sector. These changes accelerate the modernization process in Lithuania from about 70 apartment buildings a year to 490 buildings a year. Subsidy procedures for low-income persons were also revised: a May 2013 law to provide support to low-income families was amended to require eligible households to implement a renovation project or risk a cut in their state subsidy from 50 percent to 0 percent for heating costs for a period of three years. This has facilitated the renovation decision-making process among low-income apartment owners.

This thesis explores an application of a rule-based method to a practical architecture design. It uses shape grammar, a paradigm of generating designs in a specific style by using shape tokens (architectural elements) and rules of transforming between them. If a shape grammar can be made for mass production design that needs many repetitious units with slight differences, it would be very productive and valuable in the context of professional architectural practice. As an example, this thesis proposes a shape grammar for generating apartment plans in the style of Mies van der Rohe's high-rise projects that he made in the first half of twentieth century. Through this grammar, alternative apartment plans with different volumetric schemes can be developed rapidly for the given site, and allow an architect to quickly evaluate different possibilities of a building's mass and layout. Such a grammar also can be a good pedagogical tool, and an architectural student can use it to study and understand Mies van der Rohe's apartment designs. Apartment complexes in various forms are built in downtown areas. The arrangement of an apartment complex has great influence on the wind flow inside it. There are issues of residents' walking due to gust occurrence within apartment complexes, problems with pollutant emission due to airflow congestion, and heat island and cool island phenomena in apartment complexes. Currently, the forms of internal arrangements of apartment complexes are divided into the flat type and the tower type. In the present study, a wind tunnel experiment and computational fluid dynamics (CFD) simulation were performed with respect to internal wind flows in different apartment arrangement forms. Findings of the wind tunnel experiment showed that the internal form and arrangement of an apartment complex had significant influence on its internal airflow. The wind velocity of the buildings increased by 80% at maximum due to the proximity effects between the buildings. The CFD simulation for relaxing such wind flows indicated that the wind velocity reduced by 40% or more at maximum when the paths between the lateral sides of the buildings were extended.

A window of opportunity opened to investigate present effects of past environmental policies of the Israel Defense Forces and its military industry when one of its facilities, Taas Magen, was required to close down in 1997. For decades, untreated discharge was released into absorption pits, which contaminated the soil and groundwater with many toxic compounds, including the carcinogen trichloroethylene. Surrounding the industrial facility is a housing market, consisting of more than 11,000 apartments, directly affected by the contamination. This hedonic pricing model study quantifies the effect of the environmental degradation due to the operations of Taas Magen on the nearby housing market. This was achieved by examining the effect distance away from Taas had on apartment sale prices. Results show that apartments near the facility were more negatively impacted than those further away. Next, the model was expanded to isolate the impact of the contamination from that of the facility by incorporating information regarding the public’s awareness of the degradation. The resulting regression coefficients suggest that only after public acknowledgement of the harm did distance significantly impact prices. As a Complex Director for Residence Life I have had to deal with many questions regarding life in the RIT apartment complexes. As an Editor I recognize the need for clear and easily accessible answers to commonly asked questions. This multimedia presentation should address both these issues. Created was a presentation for students that are interested in renting an apartment on campus. Currently there is nothing available, beyond a pamphlet, to help them make an informed choice about where to live. This presentation will aid the Department of Residence Life in their impact on occupancy because it will state clearly the advantages of living in the apartments connected to the cam pus. This presentation is ideal for transfer students who are unfamiliar with what RIT can provide for its residents. Included in the presentation are text, graphics, and a video describing the living accommodations and services offered to apartment residents. (Appendix A is a general outline of the presentation.) The Department of Residence Life has given their full approval and support to the project. Members of the department have evaluated the work, as it was completed, checking for accuracy and ensuring that the information is easily understood. While the presentation answers commonly asked questions it also re-inforces the idea that RIT is at the cutting edge of technology. By creating a multimedia presentation for Residence Life we will show students that RIT is able to implement the current technology they have been learning about in the news. On March 1, 1965, an explosion occurred in an apartment house in Ville LaSalle, a municipality of 41,000 people seven miles southwest of Montreal, Canada. The blast and subsequent fire caused extensive damage, almost completely destroying the twenty-four apartments located in one of the three-story, U-shaped buildings, damaging the other structures in the project complex, forcing the residents to evacuate, and blowing out windows in the buildings in the surrounding blocks. The blast left a crater some twenty feet deep; the explosion was heard a mile away. Twenty-seven persons were killed with twenty-nine out of forty-eight injured being hospitalized. Fifteen of those killed were children. The same day two DRC staff members left for Montreal to conduct a general study of organizational response to this disaster. Although not a community disaster by the center's criteria, two characteristics of the Montreal explosion suggested possible implications for disaster research: first, since the explosion occurred in Canada, there was the possibility of making general cross-cultural comparisons with typical responses in the United States; and secondly, because the Montreal disaster was comparable in some respects to the 1963 Coliseum explosion in Indianapolis...

O objetivo deste artigo é entender aspectos da produção de edifícios de apartamentos na cidade de São Paulo, nas décadas de 1940 e 1950, realizada pelos primeiros incorporadores imobiliários. Nessa época, os procedimentos de produção teriam se alterado, e o mercado imobiliário se profissionalizado, com o surgimento de um novo agente centralizador do processo: o incorporador. Ele passa a participar de todas as etapas do empreendimento, desde a escolha e compra do terreno, definição do produto, desenvolvimento dos projetos, aprovações em órgãos públicos, captação de fundos para financiamento da obra, construção do edifício, até a venda das unidades. A escala aumentou, tanto em número de unidades produzida como no volume construído, e os promotores começaram a investir em estratégias de inserção, em um mercado cada vez mais competitivo. O recorte cronológico do trabalho se situa entre os anos de 1942 e 1964, ou seja, entre a promulgação da lei do Inquilinato e a fundação do Banco Nacional de Habitação (BNH). Uma das conclusões importantes deste trabalho é que, com a crescente profissionalização dos agentes imobiliários envolvidos nesse mercado e a busca por empreendimentos cada vez mais baratos...

Ensinando a morar: o Edifício Esther e os embates pela habitação vertical em São Paulo (1930-1962)

The São Paulo city is known, nowadays, like a city of high rises. But, it is a reflex of the action of many engineers and architects, which projected a lot of skyscrapers and apartment buildings, in the XX century and, also, by the discussion into others professional's categories preoccupied with this new way of life. This article focuses one of the most important buildings of the São Paulo city: the Esther Building. This building, projected by the architects Vital Brazil and Adhemar Marinho for the Nogueira's family - owner of one traditional sugar mill -, introduced new conceptions of architecture in the city, like the International Style, but introduced, too, many normative parameters of the domestic life for the buildings inhabitants. These parameters were disseminated by the action of the Esther Praedial Society, firm linked to the building entrepreneurs.
